Fresh paint and staged furniture aren’t always enough to transform a house into a home for prospective buyers. Sometimes you need to think about bigger and bolder changes! I recently sold my own home, and throughout the process, I was considering the best changes to make to entice buyers. Renovating may seem daunting, but these big changes can add real value to your home. Here are some renovations to consider before putting your house on the market:

1. Expanding Your Home
This is the most drastic change you could make to your home, but it also happens to have the largest return on your investment. Adding an additional room can add over 10 percent
to the value of your home.
A new room can let a cramped home breath. Whether it’s a guest house, dining room, bedroom, or workshop, new owners will fall in love with the fresh space.
The planning and permitting of the space can be a cumbersome process, so we advise hiring a designer who can coordinate contractors and planning for you.
2. Open-plan Spaces
Open floor plans may seem like a fad, but it seems that in many parts of the country they’re here to stay. Many buyers are on the hunt for homes that have the perfect open layout. While not every home is suited for it, you may be able to renovate your home to create a welcoming open floor plan and increase the value of your home by up to six percent.
Many of the walls in your home are load-bearing, however, so consult a contractor or interior designer before beginning any construction or tear-down.
3. Kitchen
The kitchen is the heart of the home. In fact, it’s often the selling point of many homes. Remodeling your kitchen can offer a lot to a potential buyer: more efficient appliances, better storage solutions, and an overall contemporary look, to name a few.
The kitchen is the hardest-working room in your home and usually sees the most foot traffic. So shouldn’t it look its best? High-quality finishes and a fresh look will win over a buyer in no time.
4. Bathrooms
Renovating the bathrooms throughout the home will add significant value. Consider neutral tones, so that the new homeowner can easily envision themselves in the space, and later add some color if they so choose. New bathroom tile, vanity, sinks, and fixtures can make the whole house feel new again.
5. Utility Room
Oft overlooked, utility rooms don’t have to be dull and cluttered. Laundry or multipurpose rooms should be just as chic and functional as the rest of your home. Consider adding fresh
design elements like wallpaper, bold paint, statement lighting, or colored cabinets. To make an even more dramatic impact, reconsider the layout of your space. Do you have room for
ironing and folding? How about a small space for storing all of your crafts or cleaning supplies? A designer can help you create a completely new space with a little clever planning!
